2. Leaks

5. Flashing Issues

Flashing is the thin metal material placed around chimneys, vents, and roof valleys to stop water from seeping in. When flashing comes loose or rusts, leaks can follow. Since flashing protects some of the most vulnerable parts of your roof, it’s important to check it regularly, especially after storms.

6. Clogged Gutters

When fall leaves and other debris clog gutters, water can back up onto the roof. This can cause rotting, leaks, and even foundation problems. Overflowing gutters are a clear sign of trouble. Cleaning them twice a year or installing gutter guards helps keep water moving away from your home where it belongs.

7. Mold and Rot

Indiana’s mix of wet weather and humidity can lead to mold and rot on roofs. Moisture buildup allows moss, algae, and mold to grow. If left untreated, this can weaken the roof deck and shorten your roof’s lifespan. Good ventilation, regular inspections, and cleaning can help stop mold before it spreads.

8. Damage from Pests

Animals like squirrels, raccoons, and birds sometimes make themselves at home on your roof. They can chew through decking, remove shingle granules, or build nests in gutters. Even termites may be drawn to damp or poorly ventilated attics. Trimming tree branches, removing nests, and keeping the attic dry are simple steps to keep pests away.

Protecting Your Indiana Roof

Most roofs in Indiana last about 15 to 30 years, depending on the material and how well they are cared for. Regular inspections, quick repairs, and good maintenance go a long way in extending the life of your roof. By catching these eight common problems early, you can save money, avoid emergencies, and keep your home safe and dry all year round.
